What is a Golden Visa, and how can it help you?

Your right to stay in Dubai should not depend on an employer.

, Dubai

A Golden Visa is a long residence in the UAE. For a property buyer, it is the residence you can hold because you own property, not because a company sponsors you. Leave a job on an ordinary visa and the right to stay can leave with it. This is the other arrangement.

The term most often published is ten years, and it can be renewed if you still qualify. A spouse, children and parents are commonly included. Those family rules are set by the authority, and they change, so confirm them before you count on them.

What it asks for is also published, and also not yours to take from a brochure. The figure most often cited is a property value of at least AED 2 million, in one property or several held in your name. Off-plan property and a mortgage can count, on conditions the authority sets. A share of a property is not the same thing as the price on the listing.

How it helps is practical. You can be in Dubai without a local sponsor. You can use the property you bought, rather than visiting it on a tourist stamp. It does not choose the apartment for you, and a purchase price is not itself a visa.

Moonlanding does not file visas and does not tell you that a particular property qualifies. If residence is part of why you are looking, read the current Dubai Land Department and GDRFA pages, or have your own adviser do it, before a viewing is arranged around the idea.

Threshold and term widely published for 2026 by the Dubai Land Department, GDRFA Dubai and ICP. Confirm the current rule before you rely on it.
