Dubai hat mehr als 30’000 lizenzierte Broker. Eine Lizenz ist keine Spezialisierung, und kein Broker zeigt den ganzen Markt. Jeder zeigt nur den Bestand, zu dem sein Büro Zugang hat. Die Vorstellung gilt einem Broker, dessen Arbeit bereits zur Art des Kaufs passt, und sie erfolgt nur mit Ihrer Einwilligung. Wir verkaufen Ihre Daten nicht.
A first purchase
Most brokers are paid to show what they can sell. A first buyer needs the sequence, the costs, and the questions to ask before any stock appears, including when a property is the wrong one.
Celebrities and public figures
A recognisable name cannot use an ordinary search. The broker has to work in private: a quiet viewing, no publicity, and a conversation that does not travel.
Anyone else who needs discretion
Privacy is not only for the famous. A principal, a family, or a role that cannot be seen looking needs the same restraint. Many brokers treat every enquiry as a lead to be circulated.
Investment property
A broker who sells investments by a headline yield is the wrong room. The right one will talk about service charges, vacancy, and what it costs to hold the property.
A home to live in
Living in a building is not the same as owning a unit in it. The broker should know management, noise, and what is actually for sale, not only what photographs well.
A second home
A place used for part of the year fails for different reasons than a full-time residence. The broker has to know how the building works when the owner is not there.
Relocation
A move has a date. The broker has to work to that date, and to a place someone can live in, not to the next launch.
Kauf aus der Schweiz
Wer nicht in Dubai ist, kann eine Auswahlliste nicht selbst abgehen. Der Broker muss den Ablauf aus der Distanz erklären und die Lücke nicht mit Druck füllen, anhand von Fotos zu entscheiden.
Off-plan
An off-plan purchase is a contract with a developer, paid over time, for a building that is not finished. That is a different skill from selling a home you can walk through today.
A finished property
Ready stock is what exists now, with its defects visible. A broker who mainly sells launches will talk about the future. The buyer needs someone who will talk about the building in front of them.
Villas and townhouses
A house in a community is not an apartment with a garden. Service charges, plot, and who maintains the common land are a separate practice from a tower.
Larger capital
A family office, or a buyer already comparing markets, does not need a volume desk. The broker has to be able to decline a property, and to say so in writing.
