Americans are now No. 2 in searches for Dubai property. Are they buying?

Over one summer, Americans went from fourth to second among the countries searching for Dubai property, making up 13.0% of international searches between June and August 2026, according to DXBinteract (checked October 2026). Only India searched more, at 16.3%. That is a share of searches. It is not a count of purchases.

Dubai publishes no official figure showing how many of those Americans bought. Anyone who turns 13% of searches into a claim that Americans are buying in record numbers is guessing. A search can be a first look, a second home, a comparison with Miami, or nothing that becomes a transfer.

1. A search is not a sale

DXBinteract measured the share of international searches, not title deeds. Fourth to second, over one summer, tells you where attention moved. It does not tell you how many of those people could transfer funds, which price band they were looking at, or whether they already owned something in Dubai. Until the Dubai Land Department publishes a nationality count of buyers for the same months, the purchase side of this story is unknown.

2. Space for the money

One published comparison does explain the attention. US$1 million bought about 62 m² of prime property in Dubai, against 34 m² in New York, according to Knight Frank’s Wealth Report 2026 (April 2026). That covers the prime segment only. It is not an average of every apartment on the market, and it is not a forecast of what the same money will buy next year.

3. The currency is fixed. The transfer is not.

The dirham has been fixed at 3.6725 to the US dollar since 1997, per the Central Bank of the UAE. That is a policy commitment, so a buyer is not taking a floating exchange rate on the price itself. Transfer costs still apply, and the peg is a policy, not a promise that it can never be reviewed. Treat it as one less moving part, not as a reason to buy.

4. A residence route is not a reason to buy

Property worth AED 2 million (about US$545,000) or more can qualify for a Golden Visa, per the Dubai Land Department and the federal residency authority. Their own pages disagree on whether the term is 5 or 10 years. The threshold is a residence rule. It can sit beside a purchase. It does not decide one, and a search for property is not evidence that the searcher is applying for residence.

The useful reading is narrow. Americans are looking, in second place behind India, for one summer, on one published search measure. What they bought is not in that measure. Next useful question: why two owners of an AED 2 million home do not both get a Golden Visa.
