Can Americans own a Dubai home through their US LLC? Not directly.

A US LLC can't put its name on a Dubai title deed. The Dubai Land Department (DLD) says foreign companies can't own Dubai property directly; they have to hold it through a company registered in a Dubai or Ras Al Khaimah free zone (DLD, checked October 2026). So the structure becomes two layers: your US LLC owns a UAE free-zone company, and that company owns the home.
1. The extra layer has a cost
DLD charges AED 4,000 (about US$1,090) to register a company with foreign shareholders, plus VAT and service fees. The free zone has to issue a no-objection certificate. When any shareholder is a foreign company, as a US LLC is, DLD asks you to get the structure approved first. Your US documents also need to be legalised for use in the UAE, which takes time.
2. You may lose the Golden Visa route
The property route requires the home to be owned in the applicant's own name, according to DLD and the federal residency authority (ICP). A property held by a company doesn't appear to meet that test. If residence is part of your plan, settle that before you choose the structure.
3. The IRS sees a foreign company
If you own Dubai real estate personally, you don't report it on Form 8938 or the FBAR, according to the IRS. Once it sits inside a foreign company, the interest in that company can be reportable on Form 8938. Depending on how the company is classified, you may also need Form 5471 or Form 8858. A structure meant to simplify things can add filings every year.
4. Inheritance changes shape
Since February 2023, UAE Federal Decree-Law 41 of 2022 has set civil default inheritance rules for non-Muslim foreigners, not Sharia. A will registered with the DIFC Courts, which you can register without living in the UAE, takes priority over those defaults. With a company structure, your heirs inherit shares rather than a title deed, and the rules for that depend on the free zone and your US state.
5. What to ask before you set anything up
Do you want residence, liability protection or easier inheritance? Each points to a different structure. Ask a US cross-border tax adviser and a UAE lawyer together, before you sign a sale agreement.
