How does an American buy a home in Dubai from the United States?

There is no special procedure for an American. The Land Department keeps one file. Distance changes who stands at the counter, and whether the money arrives in the account the department has already described. It does not change the purchase.

1. Finished and unfinished are different endings

A finished home is registered as a sale and comes back as a title deed. An unfinished one goes onto an interim register, and the deed waits for handover. The fee is 4% either way. In May 2021 the department told developers to pass that 4% on within 60 days of taking it from the buyer, and it said the split follows the contract, not the custom. The notice is five years old. It is still the clearest thing the department has said about where the money is supposed to go.

2. The account gives the game away

That notice names the project's escrow, and the department's own payment channels. It does not name a broker's personal account. If a contract asks you to send the money somewhere else, it is describing a different transaction from the one the department described. The comparison takes a minute. It is the minute that matters.

3. Someone else can sign

The checklist allows a power of attorney. It does not publish an American template for one. A document that would satisfy a bank in New York can still be the wrong paper in Dubai, because the trustee may want a particular stamp, a translation, or both. You are allowed to miss the appointment. You are not allowed to guess the exhibit.

4. You own it when the register says so

The proof is the title deed, or the interim registration if the building is not finished. A wire receipt proves that money moved. A message from a broker proves that a message was sent. Neither one is the register.

5. America's question starts the day the deed is issued

In your own name, the house is not a Form 8938 asset and not an FBAR item. Income from it still belongs on a US return. A foreign company inserted so that the holding looks tidier changes both sides. The US form changes, and the residence route, which Dubai ties to the home being in the applicant's own name, may no longer fit. That is a choice with two consequences. It is not a cleaner version of the same purchase.

An American can buy without flying. Nothing in the record describes a lighter version of the purchase for having done it from home.
